Showings & Buyer Experience

We make showings as smooth as possible while keeping your life manageable. You’ll receive clear instructions and expectations, and we’ll help you keep the home “show ready” without feeling like you live in a museum. Buyers need space to explore and feel comfortable, so we recommend that sellers leave during showings. The objective is a clean, easy experience that helps buyers fall in love with the home.

Offer Review & Negotiation

When offers come in, we don’t just look at price—we evaluate the full package. That includes financing strength, down payment, contingencies, timelines, inspections, appraisal risk, and the buyer’s overall reliability. Purchase & Sale Agreement

After an offer is accepted, both parties sign the Purchase & Sale Agreement (or equivalent contract), which formalizes deadlines and contingencies. This step locks in the framework for the transaction: deposits, inspection dates, financing timelines, and closing details. We coordinate with attorneys (as applicable), the buyer’s agent, and all parties to keep everything moving on schedule.

The buyer will schedule inspections, and the inspector will evaluate major systems and components. It’s common for buyers to request repairs or credits. We’ll help you respond strategically—protecting your bottom line while keeping the deal intact. We also help coordinate access, follow-up specialists, and documentation if repairs are agreed upon.

Appraisal (If Buyer Is Financing)

If the buyer is using a loan, the lender will order an appraisal to confirm the home’s value. We prepare for this by providing supporting market data and making sure the appraiser has full context for upgrades and features. If the appraisal comes in below the contract price, we guide you through options—whether that’s negotiation, buyer bringing additional funds, or adjusting terms.

Escrow, Title Work & Paperwork

During escrow, the behind-the-scenes work gets completed: title search, title insurance, disclosures, payoff statements, lender conditions, and final documentation. This stage is mostly paperwork and deadlines—and it’s where details matter. We stay on top of the timeline and communicate with all parties so nothing delays your closing.

Final Walkthrough

Right before closing (typically 24–48 hours), the buyer will do a final walkthrough to confirm the home is in the agreed condition and any negotiated repairs are complete. This is also why we recommend keeping the home in good condition through move-out and leaving any items included in the sale exactly as agreed.

Step 14

Closing Day

Closing is the final signing and transfer of ownership. Documents are executed, funds are disbursed, the mortgage payoff is completed, and the title transfers to the buyer. Once recording is confirmed (or per your local custom), keys are delivered and the sale is complete.
